Despite its quiet location, the house is conveniently situated amongst ancient oak trees, just a ten-minute drive from the small village of Spedalicchio, where you’ll find a local grocery shop and one of the best restaurants in the area, and about fifteen minutes from the town of Umbertide, which offers a full range of amenities. Some of central Italy’s most beautiful towns, including Cortona, Perugia, Assisi, Siena, Mercatale di Cortona and Lake Trasimeno, are all within easy reach for day trips, making Casa Bosco del Niccone an ideal base for exploring the region.

The house is spacious and full of character, spread over two floors. On the ground floor, the living area is open and set across three levels, giving the space both flow and personality. At the top level, there’s a good-sized kitchen that opens out onto a wisteria-covered pergola with a large table – perfect for long outdoor lunches or evening meals. A few steps down lead to a generous dining area, and below that, a comfortable sitting room with a wood-burning stove. From here, two double glass doors give access to a large, all-weather, covered pergola overlooking the swimming pool – ideal for relaxing evenings or a second “al fresco” dining area.

Also on the ground floor is a double bedroom with an en-suite bathroom, and a spacious utility room. A staircase leads upstairs to the main sleeping area. The master bedroom has its own en-suite bath, and two additional twin bedrooms, each with their own private bathrooms.

Casa Bosco del Niccone has been carefully restored, preserving traditional details such as arched windows and doorways, exposed wooden beams, handmade terracotta floor tiles, stone window surrounds, and exposed stonework. The ceilings are finished with hand-made tiles. Modern comforts haven’t been overlooked, with double glazing, external lighting, and private parking available on-site.

In addition to the main house, the property includes a garden shed used for storing gardening tools and equipment.
